Cancellation Policy
Full payment will be taken upon booking. Any additional costs will need to be settled on departure. Room cancellation is free of charge 7 days prior to the date of arrival and your payment will be refunded in full. After this time, we will charge you 100% of the room rate as cancellation fee.
Group Bookings
Any booking of three – four rooms under one name is classed as a group booking and is subject to different terms and conditions. Group bookings are non-refundable in the two months prior to the arrival date.
Reception
Our reception team is available from 9:00am through to 12:00am each day.
Doors are locked during the hours of 12:30am and 7:00am. Upon checking-in, the Osip team will alert you to the nighttime access procedure.
Security
Whilst there are alarms and CCTV on the premises, all guests are responsible for their own belongings. We recommend that you keep your room locked when you are not within it.
Lost Property
If you leave anything behind, we will happily post it to you, but we will charge you for the postage and packaging. If you do not claim any forgotten items after six weeks, then we will give them to charity or dispose of them accordingly. Osip is not liable for any lost property.
Damages
Guests are fully liable for any damages during their stay and will be charged in full to cover any costs incurred.
Osip is a no-smoking hotel. If you are found smoking or vaping anywhere within the building, we will levy a £100.00 penalty on the card used at the time of booking.
Our keys are made especially for our hotel and the fobs are handmade for us by Bill Amberg TBC. If you lose your keys or take them home and do not return them, you will be charged £150.00.

Dogs:
Unfortunately, we do not allow dogs in the rooms.
Children:
Whilst children are welcome to stay at Osip, we don’t provide cots or facilities. Children over the age of six require an additional room being booked.
The restaurant only allows for children of dining age and cannot facilitate non-dining guests. Children dining in the restaurant must dine on the set menu.
Dining:
We ask that all guests dine in the restaurant at least one night of their stay, with overnight guests getting priority access to reservations.
Accessibility
Due to the original layout of our heritage property, we are unfortunately unable to offer easy access for guests with mobility issues.
We invite our guests to contact us should they have any concerns before arrival.
Payment Policy
Full payment will be taken for the room upon booking and we may pre-authorise a credit card for any charges we determine that you may be likely to incur during your stay. This pre-authorisation may also include an amount to cover a security bond/deposit for damages or incidental charges you may incur during your stay. No money is taken from your credit card; however, it will show as a pending transaction. The authorisation of your card will last the length of your stay. Card refunds generally take between 3-10 working days to process, and pre-authorisation releases take up to 31 days to process, depending on the individual bank policies.
Please see our cancellation policy should you wish to cancel or make changes to your reservation. In the event of a no-show or early departure, the full booking amount will be charged. For group bookings or buy out events, additional payment terms may apply.
Any disputes regarding payment should be addressed promptly upon check-in.

We collect information about you for 2 reasons: firstly, to process your reservation and second, to provide you with the best possible service. The type of information we will collect about you includes:
